Why Southside San Antonio Homeowners Choose Rox Roofing
Southside San Antonio is one of the city’s older, more established residential areas, with a housing stock that skews toward homes built from the 1950s through the 1980s. That age brings a specific set of roofing considerations that newer suburban construction doesn’t face in the same way, from original plank decking to older attic ventilation designs that weren’t built for today’s insulation standards.
Rox Roofing has served the greater San Antonio market since founder Rocky Ortiz built the company around direct, transparent communication with homeowners. Every Southside project gets a dedicated project manager, dated photo documentation through CompanyCam, and a clear written estimate before any work begins. That matters especially on older homes, where a tear-off can reveal decking issues that weren’t visible from the surface.
Roofing Materials and Services for Southside Homes
When you need a new residential roof in San Antoinio, we’ve got the materials you depend on.
Asphalt Shingle Roofing
The most common and cost-effective option for Southside San Antonio homes, architectural asphalt shingles typically carry a 25-30 year manufacturer warranty. Rox Roofing installs Owens Corning shingle systems and can specify a higher-wind fastening pattern for homes in more exposed locations.
Metal Roofing
Standing seam and exposed-fastener metal roofing is a solid long-term option for Southside homeowners planning to stay in their home for decades, offering a 40-70 year service life. Older home framing is typically strong enough to support metal roofing, though Rox Roofing verifies this during the inspection before quoting a metal system.
Full Decking Replacement
Because of the age of much of the Southside housing stock, decking inspection and, where needed, replacement is treated as a standard part of any full tear-off rather than an unexpected add-on. Rox Roofing inspects the decking once the old roofing is removed and quotes any needed sections separately and transparently before proceeding.
What a Roof Replacement Costs in Southside San Antonio
Pricing depends on square footage, roof pitch, material, and whether decking replacement is needed once old roofing is removed. For a typical Southside San Antonio home in the 1,200-2,000 square foot range:
- Architectural asphalt shingle replacement typically runs $9,000 to $14,500
- Standing seam or exposed-fastener metal roofing typically runs $16,500 to $28,000
- Decking replacement, when needed, is quoted separately per sheet, typically identified and priced during tear-off
Older homes with a single roof plane and simple pitch generally price toward the lower end of these ranges, while homes with multiple roof lines, dormers, or chimney flashing complexity run higher. Homeowners weighing these numbers against other estimates can also check Rox Roofing’s San Antonio roof replacement cost guide for broader pricing context. Rox Roofing offers financing so homeowners can spread the cost of a full replacement over time rather than paying entirely out of pocket.
For homeowners deciding between a repair and a full replacement, roof age is usually the deciding factor on Southside properties. A roof under 10 years old with an isolated leak or a small area of wind damage is typically a good candidate for Rox Roofing’s San Antonio roof repair service rather than a full replacement. A roof approaching or past its rated lifespan, especially one that’s already been layered once, is usually better served by a full tear-off. A second layer added on top of an aging first layer traps heat and moisture between the two and shortens the life of the new material.
Financing and Warranty Coverage for Southside Homeowners
Every Rox Roofing installation carries the manufacturer’s material warranty, up to 25-30 years on Owens Corning architectural shingles, in addition to Rox Roofing’s own workmanship warranty covering installation defects. Homeowners are walked through the specific terms before signing off on a project, including what routine maintenance, like keeping valleys and gutters clear of debris, helps preserve coverage.
Financing plans are available for homeowners who want to spread the cost of a full replacement over time. That includes situations where an insurance claim covers part of the cost and the homeowner is financing the remaining deductible or upgrade difference.

Frequently Asked Questions
How much does a roof replacement cost in Southside San Antonio?
A typical roof replacement on a Southside San Antonio home runs $9,000 to $16,000, with older, smaller homes at the lower end and larger or steeper-pitched homes running higher. Rox Roofing provides a free, itemized estimate after an on-site inspection.
Why do older Southside San Antonio homes need a full deck inspection before re-roofing?
Many Southside homes were built decades ago with plank or older plywood decking that can deteriorate under years of felt paper and heat exposure. A full deck inspection during tear-off catches soft or rotted sections before new shingles go down, which prevents a premature failure of the new roof.
Does Rox Roofing offer financing for Southside San Antonio homeowners?
Yes. Rox Roofing offers financing options that let Southside homeowners spread the cost of a full roof replacement over time rather than paying entirely out of pocket.
How do I get a residential roofing permit in the City of San Antonio?
Residential re-roofing permits in the City of San Antonio are issued through the Development Services Department. Rox Roofing handles the permit application and inspection scheduling as part of every full replacement project.
What roofing materials work best for older Southside San Antonio homes?
Architectural asphalt shingles are the most common and cost-effective choice for older Southside homes, offering a strong balance of price and durability. Metal roofing is a good option for homeowners planning to stay long-term, since older framing can typically support it once verified by inspection.

Rox roofing did an outstanding job on our repair and I would highly recommend them - we had a leak due to some spotty work from a past contractor so this repair involved siting, flashing, and shingles. Rey and Jesus did a great job at every … More step and were the perfect mix of friendly and professional - they gave us a breakdown of the cause of the leak along with a detailed explanation of the repair process and what they did to extend the life of our roof. This included detailed before and after pictures. Lastly, they worked with us on the price which was deeply appreciated. We would definitely work again with them in the future. -

I ultimately hired Rox Roofing in San Antonio for a full roof replacement after these irregular storms we’ve had this year causing some leaking into my home. They inspected the roof, noticed the areas that needed replacemen, and the whole … More roof was ultimately replaced.
The entire process was smooth from start to finish. Rocky was great and responsive, Jesus was transparent as well and the team that performed the work on my home. They were quick, thorough, and transparent every step of the way, clearly explaining the scope of work as needed, communicating consistently, and showing up as promised. The quality of the work was excellent, and their pricing was very reasonable compared to other companies that quoted significantly higher for such a small roof that is on my home.
Overall, they were easy to work with and made the experience stress-free. I would definitely recommend them to anyone needing reliable roofing services in a timely manner and without the hassle with overly-inflated prices. I appreciate too that there a 10 yr workmanship warranty, with a free 1yr inspection with my new roof and affordable inspections after that! -

Rox Roofing was extremely responsive during the rainy storm season. They came out right away and provided an estimate, and a temporary fix until the work could be done. This company went beyond the call of duty and made the repairs as soon … More as possible by monitoring the weather and working as soon as the rain stopped for awhile (even on a weekend)! Rox Roofing is and will be one I go to for all my roofing needs. Great company and fantastic job!! -

Before, during and after. I highly Rox Roofing! -

Admittedly, I don’t typically leave reviews, but I often use reviews when making large financial decisions. I know…. I’m trying to be better about leaving reviews. I think it’s safe to say that none of us look forward to having to replace/repair … More a roof. Yet, it’s one of the most important components of our homes. In July 2025, the west side of San Antonio had a destructive hailstorm. Based on the strength of the storm, I knew there was going to be damage to the roof. It sounded like baseballs hitting the house. While the storm was occurring (roughly 7pm) I pulled out my phone and dialed Rox Roofing because they did some work for me several years back at a different home. It was 7pm so I wasn’t expecting to hear from them until the following business day. Nope… 5 minutes later I was speaking with someone from Rox. Seriously, they called me well after business hours. I explained what was going on and they asked me if I had an active leak. I let them know that I was unaware of any leaks yet but wanted someone braver than me to climb onto my 2-story home. They said no problem; I will have a guy at your house by 9am the following day. If there is a leak we will put a temporary cover over it until it can be fixed. As promised, my doorbell rang at 8:45am. Not bad, impressive even… They took some pictures and showed me significant damage and suggested I contact my homeowner’s insurance to file a claim. The fact is… many of my neighbors also did the same. Some even had a new roof being put on the following week. My insurance company a big brand company (I will not name them to protect the guilty), sent someone out a few weeks later, just a few days shy of a month. When I asked why it would take so long I was told “because we are busy”. That sure didn’t feel “like a great neighbor” response. Anyway, the following day, I received a call from the person handling my claim from my insurance company. He stated that I had little damage, not enough to even file a claim due to the deductible. I asked them to send me their report so that I could compare it to the report I received from my roofer. A few weeks later after calling several times, I finally received the insurance company report. Sure, enough they showed only a few areas being affected. The problem with the report was it omitted several areas of the roof, so I contacted my insurance company again and requested a second review be carried out. As expected, he upped the damage by $1,000.00. After speaking with Rocky at Rox he asked if I wanted to push a little more, so I said yes. He offered a Public Adjuster that he had worked with in the past. Now enter PALCO, the public adjuster. They scheduled a person to come to my house and document what they found, independent of Rox and my insurance company. They took pictures and sent a report to me that again showed significant hail damage. I mean all the ventilation pipes looked like someone used them for target practice. Shingles missing, hail dents in the shingles, siding, screens etc.… In the end, the insurance company was forced to pay, but only because of Rox. The day of the installation the Rox team showed up and removed my roof by 11am and had the new one on by dinner. The site manager came the following day to do an inspection of my roof. He went over everything with me, no pressures, no problems… Call Rox if you want a solid roof and a solid team working on your behalf. Anytime anyone asks me who I used or would recommend, I hand them a business card for Rox. They’re my “go-to” roof team moving forward.
